Home Staging maximizes the selling price and minimizes total number of days on market.
We create the right look for selling or renting to your target market while setting the home apart from its competition.

Vacant Home Staging:

We bring in furniture and accessories that fit perfectly in the listing’s surroundings to create a living space the buyer or renter can see themselves living in.
Home Staging often raises the value of a property by eliminating the home’s flaws, depersonalizing, de-cluttering, repairing, and landscaping.

Vacant Home Staging Fees:

Typically ranges from $3,000 to $10,000 for a three-month contract depending on the size and number of rooms to be staged.

Occupied Staging:

Recommend changes to prepare properties for MLS listing to optimize size and architectural features. I re-arrange and accessorize, working with the Homeowners possessions (and sometimes add new accessories). Properly executed staging leads the potential buyer’s eye to the attractive features of the home. Stage3 also helps donate of unwanted items or pack items for shipping or storage.

Occupied Staging Fees:

Fees vary per project features depending on time and complexity. Average $500-$1,200

Quick-Stage:

Similar to an Occupied Staging, a Quick Stage occurs all in one meeting. I meet the Realtor and the client at the site and assess what needs to be accomplished to ready the property for photos. Using what’s in the home, I re-arrange furniture to create a more spacious feel and improve traffic flow; re-arrange and simplify art and accessories and store excess (or arrange for donation). I also address exterior areas and re-arrange as needed.

Quick-Stage Fees:

Ranges from $1,000 to $1,500. Often times the Realtor offers this service as part of their marketing package or offers to pay the consultation.

Interior Redesign Services: Rental Refresh/ Staging to Stay

Use existing furnishings and decor to transform your home into a welcoming atmosphere – without the need to purchase new furniture. Home Staging techniques change the look and feel of your rooms without completely redecorating or remodeling.
Outdated Spaces: Recommend and coordinate minor remodeling changes
Cluttered Spaces: Edit accessories and simplify too much stuff.
Poor Traffic Flow: Rearrange furniture to create the best circulation
Art and Accessories:  Reposition existing art pieces or add a few new accessories for the perfect complement to your home.

Interior Redesign Fees

Room Redesign: $150 per room / 1 hour
1/2 Day Redesign: $600
Shopping: $100 per hour (2 hour minimum)
